2. Verify licenses and tax accounts
Florida DBPR explains when an entire-unit vacation rental needs a state public-lodging license and how condo and dwelling licenses are classified. Brevard County says Tourist Development Tax applies to rentals of six months or less and is separate from Florida sales and use tax. Confirm who collects, files, and remits each obligation; platform collection does not necessarily cover every owner responsibility.
3. Replace gross revenue with net operating assumptions
Use comparable properties with similar location, property type, bedrooms, condition, amenities, parking, views, rental restrictions, and guest capacity. Then model seasonality, vacancy, cleaning, utilities, internet, linens, consumables, repairs, pest service, lawn or pool care, platform costs, licensing, taxes, reserves, management, financing, and future capital work.
4. Quote insurance before the contingency clock runs out
Obtain property-specific homeowners, wind, and flood quotes when applicable. Give the insurer accurate information about occupancy, rental frequency, construction, roof, openings, flood zone, and intended use. Do not transfer the seller's premium or another property's quote into your model.
5. Test the guest operation
Walk through parking, entry, noise sensitivity, trash days, beach access, stairs, pool or dock safety, Wi-Fi, owner storage, cleaner access, maintenance response, storm preparation, and post-storm inspection. A property can look attractive on a spreadsheet but fail operationally.
